Our method
A site only has datacenter value if power, zoning and the municipality are aligned. Our method verifies all three — in that order of mortality.
Mapping of compatible parcels and brownfields: 8,000 to 30,000 m² of surface, distance to substations and HV lines, zoning, road access, site history. Cross-referencing cadastral data, brownfield registers and the field itself — literally.
Deliverable: a shortlist of candidate sites, with owners identified and reachable.
The criterion that eliminates 80% of sites — so we deal with it first. Verification with the grid operator: available capacity at the substation, connection voltage (MV or HV), queue position, connection cost and lead time, possible need for a new substation.
Without a written answer from the grid operator, a site does not enter our pipeline. A rumour of capacity is not capacity.
Deliverable: a grid-connection memo — power, voltage, cost, lead time.
We present mayors and inter-municipal bodies with a quantified project — benefits and constraints. An official properly informed upstream is an ally during review; a surprised official is a legal appeal.
End-to-end site control: negotiation with owners, sale agreements under suitable conditions precedent (grid connection, permits, studies), land assembly when several parcels are involved, cable easements — through to signature.
Deliverable: a site under control, transferable to the investor or operator.
